Pricing
Prices are subject to change if more space is photographed/scanned than initially given. Pricing is based off of gross square footage, not livable square footage.
A credit card form will be given to all clients to fill out prior to the photoshoot to secure booking; regardless of payment method. Payment is due within 14 days of receiving an invoice.
After 14 days, your credit card on file will be charged with a late fee of $50.
General Info
Photographer will not move personal effects, clean, or stage home/property. Please have your clients' property ready to go upon arrival!
Photos take 24-48 hours to be delivered. Floor plans vary at the disposal of Matterport and can take up to 48 hours. Floor Plan's can be delivered in less than 6 hours for an additional fee.
Travel fees apply at $.67/mile roundtrip after a complimentary 20 miles.
The CT State Sales Tax of 6.35% will be applied to all services in a single invoice.
Photos may be included in our future portfolio.
Floor Plans/Matterport 3D Virtual Tours
Floor Plans can take up to 48 hours. An additional fee applies for a rush job (quickest option is less than 6 hours).
Floor Plans are priced to capture gross square footage, NOT livable square footage.
3D Virtual Tours are active for 90 days from delivery. After that, additional months can be purchased for $50/mo.
3D Virtual Tours are delivered with unbranded (MLS-Ready) and branded links.
Floor Plans are meant to present an accurate layout of a property and are generally accurate within 1% of reality. For more precise measurements, please consult an architect or other professional.
Indoor plans and tours only - no outdoors. Occasionally, the Floor Plan scanning process will scan and recognize a patio, deck, or maybe even a pool, but it may not be precise. This can be removed upon request or kept to showcase the property's features.
Licensing
All images and content delivered are licensed to Stephanie Loda Real Estate Photography, LLC unless rights otherwise waived or transferred in writing. There is a $35 license transferring fee to an agent/brokerage outside of the original purchaser of photos.
We are MLS-certified photographers. For more information on what this means, please refer to the SmartMLS.
For 3rd party users (interior designers, home stagers, builders, writers, magazines, etc.), please obtain consent prior to displaying work on website(s), showrooms, portfolios, etc.
Unauthorized uses or monetary gain without prior agreement is a copyright violation and if suit, prosecution will follow accordingly.
General Q/A's
How do I prepare my listing?
For best results in images, please have as many personal effects and items removed and/or hidden inside and outside. This includes, but is not limited too, family photographs, toys, exercise equipment, cluttered countertops and other surfaces, bathroom sinks and showers/tubs, moving boxes, containers, trashcans, recycling bins, and more. It is particularly essential for 3D Virtual Tours, as potential buyers will have a live-action walkthrough of your home. We have extensive knowledge in photoshop, but we prefer to have as many unwanted items removed prior to the shoot to expedite a timely manner of capturing and delivering images. Hide everything in cabinets and closets - we won't photograph in there!
For Floor Plans and 3D Virtual Tours, we HIGHLY recommend our clients suggest to their clients that they leave for this process. It can become very difficult for us as the scanning process is meticulous- doors need to stay at the same angle for the whole plan/tour, nobody can walk in front of the Matterport, and again, whatever is scanned is final. We are not able to remove items/people/pets/kids/objects from these scans. Go for a walk or get some lunch! We won't be long.
How long will the process take?
This can depend on the condition of the home as well as services chosen. It's also important to know accurate square footage quotes help us adequately prepare - so don't forget to let us know about basements and/or attics! For example, if we walk into a 2000 sq. ft. home that is clean and photo-ready, homeowners and pets gone, it can take only an hour. If many items need to be moved around and scans have to be redone, it can take longer. This is why we highly recommend all non-essential people to temporarily remove themselves for a more efficient process. We know you don't have a lot of time.
What should I expect?
Photo delivery is 24-48 hours from capture date. A Dropbox link will be provided with 2 formats - MLS and High Resolution for social media. Please note that the MLS format is fitted to the highest quality standards allotted by the MLS, and we do not recommend using those for social media. Same applies vice versa for social media. Our email signature also includes our Verified MLS-Photographer ID number to copy and paste into your listing page with ease!
We want you and your clients to be happy from start to finish. Time and time again our photos have generated more showings and more action on listings due to our above average quality and care while still maintaining reality (yeah we're talking about you over-exposed windows!).
